Effective Crawl Space Repair Solutions by HomeSpec Waterproofing and Foundation Repair

Effective Crawl Space Repairs by HomeSpec Waterproofing and Foundation Repair

HomeSpec Waterproofing and Foundation Repair offers long-lasting crawl space repairs to improve indoor air quality and more in Lenawee County.

Your crawl space is often out of sight and out of mind, but that doesn’t mean it isn’t important. Problems with your crawl space can have wide-ranging and serious impacts on the rest of your home.

Many of these problems stem from the outdated practice of venting crawl spaces during construction. While this might sound good on paper, it winds up being a disaster. A vented crawl space means the air in the crawl space is always cold, moist, and drafty, leading to poor air quality and mold growth.

This, in turn, can lead to decreased energy efficiency for your home as cold air from your crawl space enters the home and heated air from your home dissipates into the crawl space. A dirty crawl space can also lower the quality of the air you breathe since most of the air in your home passes through the crawl space at some point, picking up mold spores and other contaminants.

HomeSpec Waterproofing and Foundation Repair can help turn your crawl space from a detriment into an asset with unbeatable crawl space repair products and services.

Permanent Concrete Leveling Solutions in Lenawee County, MI

Sinking concrete can be a serious issue for a home, leading to tripping hazards, pooling water, and more. Unfortunately, the only solution in the past has been mudjacking or slabjacking, which come with a variety of downsides, notably their long cure times. Luckily, there’s a new solution: the PolyLevel® system.

Generally, concrete sinking is due to the soil beneath the slabs washing away, shrinking, or settling. This causes unevenness and cracking. With PolyLevel®, we inject polyurethane foam beneath the slab to fill these voids, leveling out the concrete. Not only is this method highly effective, but it also cures faster than most other methods and is waterproof.

This homeowner previously had a crack repaired by HomeSpec. This time he contacted us because he discovered water was seeping into his basement along the wall. He tried to do some grading in the area, but the water was still coming in.

Finished Basement Leaking in Manitou Beach, MI

Water was threatening to destroy the finished basement in this Manitou Beach home. The carpet and drywall were often damp and almost ruined by the water intrusion. Unfortunately, a lot of people pass over basement waterproofing when finishing their basement. Because these homeowners never had water issues, they thought their basement would be fine.

HomeSpec installed an interior drainage system and sump pump to control the water and expel it away from the foundation. The homeowners also wanted our powerful dehumidifier installed to control moisture and humidity in the air. After these systems were installed, the homeowners were able to re-install the drywall and carpet. Now they don't have to worry!

So if you're thinking of finishing your basement space, seek out a free inspection first. While it's possible to remove carpet and drywall for waterproofing, it's definitely much easier to waterproof before those things are installed (and before any belongings are ruined by water intrusion!)

Basement Walls and Flooring Installed in Manitou Beach, MI

These homeowners had a full waterproofing system installed by HomeSpec several years ago - sump pump, interior drainage system, and dehumidifier. They contacted us again recently about installing basement wall and floor products, which conveniently pair with the waterproofing system. They were very excited about this because they were worried that other companies' products would interfere.

The homeowners chose the BrightWall® Basement Wall Panels with the ThermalDry Elite Plank Flooring. BrightWall is a rigid plastic sheeting that creates a vapor barrier on your walls. It is waterproof, washable, and made of inorganic materials to avoid mold growth and rot. The plank flooring is a faux-wood flooring also made of inorganic materials for the same reason - to be waterproof and mold-resistant. Their basement looks beautiful and they can rest easy knowing it's also dry and healthy.

Wet Water Damaged Crawl Space Gets Waterproofed in Palmyra, MI

These Palmyra, Michigan residents had a huge problem - their crawl space was always wet. With it always being wet and muddy, awful smells often accompanied it. They installed a makeshift vapor barrier as an attempt to keep water out. But then after a heavy rainfall, the old sump pump failed and the crawl space flooded - ruining the vapor barrier.

HomeSpec designed a custom solution to prevent this crawl space from flooding again, and to eliminate any odors coming from it. We installed a perimeter drainage system that connects to a new sump pump, much more powerful and long-lasting than the previous one. We also sealed the walls and ground off with our CleanSpace Vapor Barrier. This blocks humidity, water, and water vapor from infiltrating and instead directs it to the drain and sump pump.

Now these homeowners have peace of mind with their dry, healthy crawl space.

Wet Basement Gets Waterproofed for Future in Tipton, MI

A flooded basement is an extremely stressful (and expensive) situation - especially if it ruins special belongings like photos or expensive furniture. That's what happened to this Tipton, Michigan homeowner, Cindy P., after a bad storm. She never wanted her basement to flood again so she called HomeSpec.

Water would leak into Cindy's basement regularly, but this was the first serious flood. She needed a solution that would keep the basement dry year-round, even after heavy rainfall.

To do this our crew installed our WaterGuard interior drainage system as well as a TripleSafe sump pump. This system collects the water seeping into the basement and deposits it into the sump pump, which then expels the water away from the home - keeping it dry.

Even after a wet spring, the Cindy reported a dry basement!

Onsted, MI Crawl Space Gets Major Makeover

This crawl space in Onsted, Michigan was in bad shape and in desperate need of repair. The insulation was failing and sprawled all over the ground. The high-humidity over time led to mildew and musty smells - that affected the entire home. The exposed ground was always wet and muddy. The homeowners wanted a permanent solution, so they called HomeSpec.

Our crew installed CleanSpace all over the walls and ground to seal off the crawl space from moisture. Their old sump pump was upgraded to a brand new TripleSafe sump pump. Lastly, a dehumidifier was installed to suck the moisture out of the air - this maintains the relative humidity as a healthy 55%.

The homeowners reported the musty smells disappearing almost immediately, and the temperature of the home evened out drastically. They were very happy they called HomeSpec!

HomeSpec had a solution for Justin – crawl space waterproofing and encapsulation. A drainage system was installed and connected to a sump pump to manage the water after the mold was removed. Then, the walls and floor were sealed with a Crawl Space Vapor Barrier to prevent water or air leaks. Lastly, a SaniDry Sedona Humidifier was installed to remove moisture from the air and maintain the relative humidity at a healthy 55%.

This process prevents water intrusion, prevents mold and rot, prevents damage to the structural support, prevents cold or sagging floors, and improves the home's energy efficiency. Justin's crawl space is now dry, healthy, and protected!

Weston, Michigan Basement Experiences Heavy Water Damage & Needs Waterproofing

Kasey W. contacted HomeSpec after her basement flooded after extremely heavy rains. Her home was not equipped with a sump pump or any waterproofing system, which could have mediated or completely prevented the flood.

To prevent Kasey's basement from flooding or leaking again, HomeSpec installed a WaterGuard Perimeter Drainage System and a TripleSafe Sump Pump. The system collects water coming in from the walls and the floor, and directs it to the sump pump. Then the water is pumped far away from the foundation, preventing water damage.

Since Kasey's basement walls had water stains, she also wanted insulated wall panels installed. These hide unsightly walls, insulate the space and direct water from the walls into the drainage system.

Even after several more storms, Kasey's basement remained dry and protected!

Bowing Basement Wall Repaired in Weston, MI

Robert G. contacted the professionals at HomeSpec because he realized a foundation wall was bowing inward severely and it needed to be repaired.

This is usually caused by hydrostatic pressure pushing the basement wall inward, and it buckles under the pressure as a result.

HomeSpec is able to permanently fix this issue with the PowerBrace Wall Repair System. These are steel I-beams that not only stabilize the wall and prevent movement, but also straighten the wall.

Our crew easily installed the beams to the bowing wall, with minimal disruption to the basement. Within a couple days, Robert's basement was repaired and good as new!

Jasper, Mi Basement Waterproofing

A wet basement is a problem for everyone living in a home. This family in Jasper, Mi would continually find water leaking in where their floors and walls met, pooling and causing water damage throughout the space with notably undesirable stains, too.

In order to properly waterproof the basement, our crew would install the WaterGuard basement drainage system, engineered to fit along the perimeter of a basement while sitting atop the foundation footing to ensure it wouldn't clog like other drainage systems. A fresh install that would lead to a new drainage system sporting the UltraSump basement sump pump; this particular pump has a battery backup system in case of a power outage.

This basement waterproofing combination will provide the homeowner with a reliable solution for the foreseeable future, granting a much-needed sense of peace of mind.

Jasper, Mi Crawl Space Encapsulation

A family in Jasper, Mi, had standing water in their crawl space for so long that it began promoting vegetation and negative health consequences. Having worked in home improvement for a number of years, they knew the importance of getting their crawl space encapsulated, and so they reached out to an experienced crawl space encapsulation contractor.

After pumping the water out of the crawl space in question, our crew removed any remaining debris before setting to work using our CleanSpace crawl space encapsulation system; a 20 mil-thick-liner manufactured in 7 layers consisting of a mix of both low- and high-density polyethylene blends for both durability and flexibility. With its antimicrobial additive woven into the material, it ensures there is no new mold growth and fewer pests.

With proper basement encapsulation, the homeowner noticed fewer allergic reactions and a generally more comfortable living situation in their main home.

Jasper, Mi Crack Repair

From their gutters, water was draining far too close to this Jasper, Mi., homeowner's basement window. This in turn, was creating a clear problem when they noticed water damage stains from the water leaking in through the previous cracks.

Our crew would solve this by using a downspout extension, ensuring the water would lead out further away from the house. This solution set also buries the new drainage pipe effectively underground as it drains into a new basin, unseen, clean, and effective. We also used a High-Pressure Urethane Crack Injection to permanently seal up the previous cracks inside their basement that were allowing water to leak in.

Sometimes simple solutions are the best ones, an honest truth that the homeowner was happy to discover firsthand.

Settling Foundation Solved with Helical Piers in Adrian, MI

A homeowner in Adrian, MI was planning on finishing their basement in order to convert it into a room for the family to spend time in. While clearing out the space for renovations, they noticed some of the walls cracking and the doors had trouble opening and closing, common signs of foundation settlement. Understanding they needed to address the root of the problem to restore property value, the homeowner took action and searched for the best foundation repair companies nearby. The search led them to contact HomeSpec BasementFix as the repair contractor of choice.

Erik, who specialized in foundation-related repairs, was sent to the home to discuss concerns with the homeowner and provide a free inspection. After consulting with the homeowner, Erik explained that over time, soils beneath the foundation can shift; this can occur when the soil dug up for the construction of the foundation is too dry, so it shrinks, or the soil becomes wet with excess moisture, causing it to wash out or become heavier. The foundation settles into this void, causing the walls in the basement to crack and the doors to become unlevel. If left unaddressed, the structural integrity of the foundation can ultimately fail and pose a serious danger to the house. This is why Erik proposed a custom solution for this homeowner that involved installing our Helical Support System to bring structural integrity back into the foundation and raise it back to level.

The Helical Support System gets its name from the helical plates that are welded to the shaft of the pier; these galvanized steel plates are then screwed into the ground and attached with brackets to the foundation. To prevent further shifting, the piers are advanced to more competent load bearing soils that allow the weight of the foundation to be transferred, through the piers to newer soils, or even bedrock. This ideal solution addresses the root cause of foundation settlement by providing stability and integrity to prevent further damage to the home caused by a sinking foundation. Helical Piers are designed to reestablish the foundations strength while providing quality of life improvements and restoring the property value.

With their foundation successfully stabilized and the homeowners fears put to rest, they could begin remodeling their basement without the fear of foundation settlement affecting their property value.

Museum Vice President has Carnegie Library Building Restored with the WaterGuard in Adrian, MI

As the Vice President of the Lenawee Historical Museum, it was their responsibility to oversee the inspection and waterproofing project in the museum's historic Carnegie Library building located in Adrian, MI. With a keen focus on preserving the rich heritage of the museum and ensuring its structural integrity, They worked diligently to address the challenges posed by a possible brick or stone foundation and the need for waterproofing and drainage installation. Built in 1909, the Carnegie Library building had stood as a symbol of knowledge and community for over a century. However, the passage of time had taken its toll, and the museum now faced issues related to water intrusion and damage to both the below-grade and above-grade exterior walls. The Vice President knew that addressing these concerns was crucial not only for the preservation of the museum's collections but also to maintain a safe and inviting environment for visitors. To tackle the water intrusion problem, they embarked on a comprehensive inspection process. Working closely with our team of expert contractors, engineers, and architects, they explored various solutions to identify and eliminate the sources of water.

When our Project Manager, who had experience in waterproofing, arrived, he began the multi point inspection of the affected area and kept the Vice President in the loop the entire time. The inspection revealed the need for waterproofing and sealing of the below-grade exterior walls and the installation of drainage tiles where necessary. Additionally, above-grade areas with water intrusion issues required immediate waterproofing measures in order to stop the damage from progressing any further. After thorough research and consultation, our Project Manager decided to employ the CleanSpace Wall System, an effective long-term solution for waterproofing and moisture control. Furthermore, the Vice President recognized that once the sources of water were eliminated and the waterproofing measures were in place, it would be necessary to restore the areas affected by long-term water damage. Understanding the financial constraints of the museum, They sought cost estimates to enable the application for grants. By presenting accurate and detailed information on the project's scope, including the use of the CleanSpace Wall System and exterior waterproofing, the Vice President aimed to secure the necessary funding to undertake the repairs and restoration of the interior surfaces.

The Lenawee Historical Museum played a vital role in preserving and sharing the rich history around Adrian. The Vice President's dedication to ensuring the structural integrity of the museum's historic building and the preservation of its collections drove them to take on this challenging project. With the successful implementation of the CleanSpace Wall System and the associated waterproofing measures, they had achieved their goal of keeping the museum a pillar in the community's history.
