A couple in Trenton, MI noticed that water was coming through a crack in the basement consistently. They planned on being in the home for a long time and did not want to constantly worry about their health or fixing damage caused by the water. Elon, a project manager for HomeSpec, went out to the home and evaluated both the interior and exterior. He was able to see where the water was coming from and come up with a repair plan. He worked with the homeowners to come up with a plan that they approved of. Together, they decided to fix the crack using high pressure urethane injections, meaning the space behind the crack would be filled so water could no longer leak through. They also decided to waterproof the basement using special WaterGuard® french drains that would connect to a new sump pump. This plan was made a reality by two HomeSpec teams led by Brandon and Domonique. The homeowners were very happy with their work!

Couple Curious About Crawl Space Repairs in Trenton, MI

A couple bought their Trenton, MI home in 2022. The homeowners learned that the previous owner had covered the outside crawl space access when they added a new pavement driveway. This sparked the couple’s curiosity about installing a new crawl space access and getting an assessment of the crawl space after so much time had passed. They called HomeSpec Waterproofing and Foundation Repair for a free estimate.


The senior project manager, Chris, went out to the home and explored the perimeter. He identified where the most beneficial location to install the new access would be based on the surroundings of the house. Chris shared with the homeowners that he believed the best place would be in the back of the house and recommended installing an EverLast™ crawl space door. This would create a seal so pests and critters could not enter the crawl space through the new access. Once the access was created and a door was installed, then a project manager would be able to go into the crawl space and inspect it properly. That project manager would then create a repair plan for the rest of the crawl space that aligned with the couple’s needs. This plan made sense to them; however, they needed time to make a decision.

Homeowner with Murky Water Leaking into Their Unfinished Basement has the WaterGuard Installed to Protect Their Peace of Mind in Trenton, MI

Recently, we received a call from a homeowner in Trenton, MI who was experiencing water seepage in their basement. They had told us the water was a murky brown color and was seeping through the wall, running down and collecting at the bottom of the floor. The homeowner also informed us that there was no visible crack in the wall, which made it challenging to determine the source of the water leakage.

Upon receiving this information, we sent one of our Project Managers to the homeowner's location to assess the situation and determine the most appropriate basement waterproofing solution. When he arrived, he inspected the basement and confirmed that the water was seeping through the wall, which was made of poured concrete. The homeowner further revealed that the area where the water was entering was unfinished, which made it even more susceptible to water damage. To address this, our Project Manager recommended installing the WaterGuard system, a state-of-the-art waterproofing solution that is designed to capture water seepage before it reaches the basement floor. In addition to the WaterGuard, he also recommended the installation of the SuperSump Plus sump pump system. The SuperSump Plus is a high-performance sump pump that is designed to keep basements dry and free from water damage. 

The WaterGuard was first installed along the perimeter of the basement, beneath the floor, which collects any water that seeps through the wall or floor and drains it to a sump pump. Then the SuperSump sump pump was installed and connected to the drainage system to ensure no more water could enter through the walls. 

The homeowner was delighted with our services and expressed their gratitude for our prompt and efficient response. They were also pleased to know that the basement was now protected from any water damage and could be finished whenever they were ready without any worries.

Foundation Settlement and Crack Repair in Brownstown Township, MI solved with Helical Pier Support System

 

A long time homeowner in Brownstown Township, MI had been struggling with cracks in their foundation for a number of years; with their life getting busier, they never had time to fully address the root of the problem, which was their settling foundation. Finally, one weekend they decided to address the foundation settlement by contacting HomeSpec BasmentFix, who were recommended to them by a friend who recently had basement waterproofing done.

Foundation settlement, if left unaddressed, can cause major structural damage to the home over time; this is why Keith, a veteran in foundation settlement repair, was sent to the property to discuss the homeowners concerns in more detail and provide a detailed inspection, free of charge. When the soils dug out to build the foundation wash out, due to too much moisture, or dry up, due to insufficient wetness, their ability to support the weight of the foundation is compromised. This creates an empty space that the foundation settles into, causing the walls to crack and even doors to jam. Over time, this leads the home to lose value and compromises the structure from withstanding harsher climate conditions. After the homeowner was made aware of the effects of their foundation settling , Keith recommended a Helical Pier Support System to lift the foundation back to level and return stability to the home.

The Helical Pier Support System gets its name from the helical plates that are welded to the shaft of the piers; these are advanced to the appropriate depth and attached to the home with steel brackets. The piers are screwed into deeper load bearing soils in order to transfer the weight of the foundation, through the piers, to newer soils that are more capable of supporting the home. The Helical Pier Support System addresses the root cause of this homeowners problem by providing a permanent solution that firmly stabilizes the foundation and raises it back to the appropriate level preventing further settlement and cracks from forming in the future.

The homeowners were happy to finally address the crack repair issue at the source before it evolved into a more involved structural project. They knew a bandage on a symptom wouldn't address the problem overall, so they were happy with the long-term solution.
