Elizabeth in Westland, Michigan contacted HomeSpec after the summer's heavy rains and bad storms left her with a wet basement. The biggest problem? Her basement was finished and water was seeping in through the walls, ruining the carpet and wood flooring.

Upon inspection, project manager David Covert discovered that several cracks were the culprits of the leaking. Since Elizabeth had to rip out all of the water damaged flooring, David suggested installing a much better, waterproof flooring option.

Crack technician Domonique Price filled and sealed all of the leaking cracks in the foundation walls with a high pressure urethane injection to stop the water intrusion. Then Foreman Jon Lont installed our ThermalDry® Elite Plank Flooring in a light gray color to match the walls.

Being made from inorganic materials, this faux-wood flooring option is great for homeowners who want to beautifully finish their basement but also protect it from water damage in the long term. Elizabeth will not have to waste time or money ripping out musty carpet or wet wood flooring ever again, and she's happy with her choice!

This homeowner in Westland, MI noticed a crack in their basement about ten years ago. They did a DIY repair that fixed the problem for a while but unfortunately did not permanently keep the water out. During some heavy rain, the leak returned creating a small river. They cleaned it up but do not want to have to replace their finished floor. They reached out to HomeSpec Waterproofing and Foundation Repair for a solution.

The senior project manager, Ben, proposed using a polyurethane sealant that HomeSpec uses regularly for this type of repair. With only one basement wall crack to repair, it would be handled quickly and permanently. The homeowner agreed and HomeSpec’s service technician, Mike, was scheduled to lead a team in the work. As expected, the repair was completed in just one day. The homeowner was happy with HomeSpec’s service from start to finish and even left a positive review!

James D. from Westland, Michigan contacted the HomeSpec team because not only was his crawl space high in moisture, but the pipes would freeze in the winter and the floors above would be freezing cold.

Project manager Ben Gabowitz found the best method to help solve this homeowners problem - crawl space encapsulation and insulation. The encapsulation process seals off the crawl space from moisture with a CleanSpace Vapor Barrier, and the SilverGlo Rigid Foam Insulation creates an air-tight seal to prevent cold air from entering. It's a win-win situation!

If you too experience a cold home in the winter that's difficult to heat, or freezing cold floors above your crawl space, then you might benefit from encapsulating and insulating your crawl space as well – to warm up your home and improve your energy efficiency!

Crawl Space Repair Solutions in Westland, MI

Your crawl space is often out of sight and thus out of mind, but that doesn’t mean it isn’t important. Problems with your crawl space can have a wide-ranging and serious impact on the rest of your home.

Many of these problems originally stem from the outdated habit of venting crawl spaces during construction. While this might sound good on paper, in practice it’s a disaster. A vented crawl space means the air in the crawl space is always cold, moist, and drafty which leads to poor air quality and fosters mold growth. This, in turn, can lead to decreased energy efficiency for your home as cold air from your crawl space enters the home and heated air from your home dissipates into the crawl space. A dirty crawl space can also lower the quality of the air you breath since most of the air in your home passes through the crawl space at some point, picking up mold spores and other contaminants.

HomeSpec Waterproofing and Foundation Repair can help turn your crawl space from a detriment into an asset. We offer a wide range of solutions including:

  • Crawl space encapsulation
  • Crawl space dehumidification
  • Crawl space insulation
  • Crawl space drainage
  • Crawl space support jacks
  • And more

Professional Concrete Leveling in Westland, MI

Sinking concrete can be a serious issue for a home leading to tripping hazards, pooling water, and more. Unfortunately, the only solution has often been mudjacking or slabjacking, which have a variety of issues, notably their long cure times. Luckily there’s a new solution in the form of PolyLevel®.

Generally, the sinking is due to soil beneath the slabs washing away, shrinking, or settling. This causes the unevenness that you see. With PolyLevel® we can inject a polyurethane foam beneath the slab to fill these voids, leveling out the concrete. Not only is this method highly effective, but it also cures far faster than most other methods and is waterproof.

Job Stories From Westland, MI
Recently Acquired Home in Westland, MI with Cracked Basement Walls has Carbon Fiber Power Grid Installed

A homeowner in Westland, MI had inherited a home from their mother, who had recently passed away. The house had countless memories and sentimental value to the homeowner, but they soon discovered that it had some big issues that needed attention. One of the major concerns was the water leaking in the basement. They noticed that every time it rained, water would come up through the floor joint by the chimney. It was a distressing sight, and they knew it had to be resolved to prevent further deterioration. To get a better understanding of the extent of the problem, the homeowner sent us a photo of the area where water was seeping through. The image showed a small but consistent flow of water that was causing dampness and potential damage to the basement area. The situation was clearly in need of professional intervention.

To address these concerns and offer a permanent solution, our Project Manager arrived at the house and began by inspecting the extent of the water damage, identifying and taking notes on the areas that required the most attention. After completing the free inspection, he determined the best solution for this homeowner was to have the crack filled with High Powered Urethane Crack Injection and the Carbon Fiber Power Grid to further reinforce the structural integrity of their foundation.

When our crew arrived on the day of installation, they began by filling the crack. This involved injecting a specialized urethane material into the crack. The high-pressure application ensured that it reached deep into the fissure, effectively sealing it and preventing any further water intrusion. This approach not only stopped the immediate problem but also provided a long-term solution to keep their basement dry. Next, our crew began installing the Carbon Fiber Power Grid. This worked by reinforcing the structural integrity of the foundation, especially in areas prone to water infiltration. The carbon fiber straps are applied to the walls, creating a durable bond that would prevent any bowing or cracking caused by hydrostatic pressure.

Once our crew had completed the project, the homeowner was relieved to finally have found a permanent solution and the basement of the newly acquired home was now transformed into a dry and usable space, ready to be enjoyed for many years to come.

City Regulations About Foundation Repair Solved in Westland, MI

A homeowner in Westland, MI, with a crawl space foundation wanted to have an expansion joint installed in their home. However, city regulations required him to support that joist to get proper occupancy requirements. To provide proper foundation support, he began looking for a crawl space repair specialist nearby. Wanting this addressed as quickly as possible, to both meet regulations and retain their property value, they reached out to HomeSpec BasementFix.

Chris, one of our Project Managers who specializes in foundation repair, was sent out to do a thorough inspection of the property. After completing his detailed inspection and discussing the homeowners concerns, he explained that sagging floors could be caused by insufficient or deteriorating supports. If not dealt with correctly, the effects can be felt in the living space and cause serious problems for the foundation. Having better explained possible causes of the issue, Chris recommended the SmartJack Crawl Space Support System.

Typically, the wooden support systems that are used in the crawlspace are not permanent solutions; they can rot, shift and settle over time, causing foundation problems, as well as raising concerns about structural integrity. However, our SmartJack Support System is made of galvanized steel beams that do not shift, settle, or rust and can support over 60,000lbs to push the floor back to proper level. SmartJack is a permanent solution which can be easily adjusted year-round to best meet the needs of the homeowner.

With a structurally sound solution presented and the homeowner satisfied with the work done, they were more than happy to leave a review commending the efficiency and professionalism displayed by our crew.

Westland, Mi Downspout Extension and Cracked Concrete Driveway Repair

A Westland, Mi homeowner discovered a series of cracks in the driveway spreading over time. They wanted to have the concrete cracks repaired, but more importantly, they wanted to understand the cause and prevent it from reoccurring in the future. Searching for a cracked concrete driveway repair specialist in the Westland, Mi area helped introduce them to HomeSpec's project manager Justin.

Justin conducted an inspection of the property and problem area, to understand the scope of the situation and provide the explanation that this homeowner needed. The likeliest culprit in this case was their downspout. The downspout in question released water into a small dirt box almost directly next to the house and driveway. Water will always find the path of least resistance, whether that be settling, shifted soil in a dirt box, or gaps and cracks in concrete. As the water spread it was likely causing cracks in the driveway, which in turn would cause the slabs to shift and continue to crack one another like a domino effect. The best solution in this case would be to first extend the downspout out further away from the house, and then address/seal the current driveway cracks.

Our crew would dig out the dirt box the downspout originally drained into and run a small piping system under it to lead the water out towards a designated basin further away from the home, than reburying the box, thus cleanly hiding the extension and properly reconnecting the downspout to the extension. The next focus would be the concrete repair work needed on the driveway cracks, which were quickly addressed with NexusPro sealant, a more durable and reliant weatherproof sealant than traditional caulking.

The homeowner was happy to have been able to work with someone who'd walk her through the process and explain the causes of the problem for her understanding.

Westland, Mi Sinking, Shifting, and Cracking Concrete Slabs Have Concrete Leveling Done via PolyLevel

This Westland, Michigan homeowner's driveway slabs had been shifting, sinking, and cracking for quite some time, creating a notably dangerous tripping hazard that was only going to grow worse over time. He realized that this was going to become a growing concern for himself, his family, and any guests visiting, and that it needed to be addressed once and for all. He began looking for concrete leveling contractors and specialists who service Ann Arbor, ultimately reaching out to HomeSpec.

Our crew were efficient and effective in their chosen solution set, heading out and completing the job the same day. We used our PolyLevel system to correct the sinking slabs and realign them to the proper level, a far more reliable solution than traditional mudjacking with longer-lasting results. Using expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface. After using the PolyLevel system to address the immediate need, our crew would seal cracks and joints in the driveway with NexusPro joint sealant to keep out water that could soften and was away the soil underneath to repeat the problem. This sealant is both UV and weather resistant, ensuring a long-lasting finish.

Now, the homeowner could finally feel secure on their own property again, without worrying if anyone may accidentally get injured.

Westland, Mi Patio Tilting Repaired With Concrete Leveling System

This Westland, Mi homeowner needed their unbalanced back patio leveled; the concrete that it was sitting on was sinking on one side, causing the entire patio to become uneven.  As time would go on, the problem only became more and more apparent, with cracks starting to form in the concrete, until they couldn't put it off any longer. They needed a concrete leveling specialist that would service Westland, Mi. A search that quickly led them to HomeSpec Basementfix.

Project Manager Isiah, met with the family and conducted an inspection to confirm their worries. Thankfully, we had the perfect solution for this concrete leveling and repair job. Our crew would use the PolyLevel system, which lifts and levels concrete slabs with powerful polyurethane foam. Basically, pea-sized holes are drilled into the slab and the foam is injected to fill the void underneath. The installation technique allows the foam to expand as it cures, perfectly, lifting the slab back up into place. The NexusPro Joint sealant would secure and seal the cracks and joints far better than traditional polyurethan caulking, through UV resistance, higher pliability, and thermal protection for the changing seasons.

Everything was quickly, and satisfyingly returned to their correct position without incident. Now the homeowner, could walk on their patio without feeling like the world was tilting over.

Sinking Concrete Driveway PolyLeveled & Repaired in Westland, MI

This homeowner in Westland, Michigan contacted HomeSpec because his concrete driveway slabs were cracked and sinking, so they needed concrete leveling. They were previously mudjacked about 6 years ago, but they were already in bad shape again, so wanted to find a better method.

HomeSpec introduced him to the PolyLevel method – which is longer-lasting, more cost-effective and less abrasive than other concrete repair and slab jacking methods.

During this repair process, a polyurethane foam is injected below the concrete slabs. As it expands, the slab is raised and leveled. The material is high-density, stable and strong, meaning it won't break down over time. Making this the ideal concrete raising solution.

After the homeowner's driveway slabs were leveled, the cracked were filled and the concrete was sealed to protect the surface. He was extremely happy with the quick process, and his great-looking driveway!

Crawl Space Water Damage After Storm in Westland, MI

This Westland, Michigan homeowner contacted HomeSpec after discovering a flooded crawl space. The crawl space often had high moisture already and gave off a musty smell, but this was the first time it fully flooded. The homeowner wanted it waterproofed and encapsulated to prevent it from happening again and eliminate the nasty smells.

Our crew installed an Interior Drainage System connected to a Sump Pump to waterproof the crawl space. Then the space was sealed off completely from the outside with a Vapor Barrier and Insulation. This prevents moisture from seeping into the space and the sump pump funnels the water far from the home. Lastly, a Dehumidifier was installed to maintain a healthy relative humidity and prevent condensation.

The homeowner noticed an immediate difference in the smell of her home and the humidity levels. She was so happy with her healthy new crawl space!
