Rental Property Owner Has Foundation Wall Problem Permanently Stabilized in Deford, Mi
Challenge
This homeowner in Deford, Mi was renting property but needed to have his foundation inspected. He required a structural report of repair required from the city to ensure the foundation was okay. He also had some concerns, considering how actively he used the basement as a storage area, particularly his tools. The homeowner had noticed some inward bowing of the foundation walls and wanted to ensure they wouldn't crack and start letting water in with the wall's movement. Having owned and rented multiple properties before, he was well aware of the importance of having such matters verified by a professional and tackling all problems sooner rather than later. Our project manager would arrive on site to discuss the details of the problem. We would than begin the inspection process as requested, ensuring a thorough evaluation of the property. Unfortunately, we did determine the presence of foundation cracks already forming in the walls, as well as slight amounts of water beginning to find their way in through where the walls and floors would meet.
Solution
Our proposed solution set would involve two main parts. First, we would address the cracks directly with high-pressure urethane crack injections to help seal them in their early stages before they spread into a more intense problem. Next, we would have to tackle the core of the problem, the bowing walls. The homeowner wanted as little intrusion and as efficient installation as possible so he could continue renting the property. To accommodate their needs and provide a long-term solution for foundation wall support and stability, our crew would use the Carbon Armor System. Carbon Armor refers to relatively thin straps of carbon-fiber polymers that are adhered to the basement's foundation walls with a powerful epoxy resin. The straps are also secured into place with Armor brackets at the top, preventing any further inward movement and permanently stabilizing the wall without disturbing the rest of the home. The straps themselves are proven to be many times stronger than steel while maintaining a level of flexibility to adjust to the walls contour.
