New Ypsilanti Homeowner Repairs Foundation Problems and Waterproofs Basement
Challenge
A new homeowner in Ypsilanti Michigan, discovered some of the complications that come with home ownership when a large storm disrupted the local power grid, causing power in his area to be out for the better part of a week. This was easily the worst way for the homeowner to discover water egress issues, where water was leaking in through the cove joints onto their floor. The continued rain problems compounded the leakages into a quickly escalating wet basement problem. The owner was made aware beforehand of cracks in the foundation as well. but the heavy storms, and general wear and tear over time adding to it over his short stay in the home had only compounded the problem.
Enough was enough, these problems needed solutions. The homeowner began searching for estimates on basement repair, water damage, foundation repair, crack repair and the like. They’d be put off by other companies’ pushy salesman, and a feeling that some companies didn’t have their best interests at heart. Until they called HomeSpec and met with Erik Nielsen. Solution
After discussing the details about the problem and being presented with what solutions would be the best fit for their specific set of problems, Erik and the homeowner came to the consensus that crack repair, a new sump pump, foundation support straps and introducing HomeSpec’s WaterGuard system would be the best way to achieve results.
The cracks would be filled out and fixed with FlexiSpan, made from open foam and waterproof sealant, known for being able to move along with a walls natural movement over time, ensuring a permanent fix.
After the sealant was applied, our specialists installed carbon fiber straps to stabilize the walls. The straps are bonded to the interior face of the wall and are 10x stronger in tension than steel, to help ensure structural integrity in the future and prevent similar issues from resurfacing.
The previous sump pump was discovered to be faulty and unable to run for long periods of time, as well as unable to keep up with the amount of water the storms in the area would bring in through the structural damage. It was upgraded with the SuperSump system with battery backup. Not only would this cast-iron pump prove to be more cost-effective and reliable than other pumps, but should the power be cut, the battery backup would automatically start up the pump with the capability of removing upwards to 11,500 gallons of water on a single charge.
HomeSpec’s WaterGuard System is a piping system engineered specifically to solve basement water problems. The system seamlessly and discretely drains away water along the perimeter to help keep a basement dry and clean.
