Basement Waterproofing Photo Album: Ypsilanti, MI Homeowner Prepares to Sell with Interior Drainage System
A Ypsilanti, MI homeowner purchased their house 10 years ago intending to rent out the space. A tenant moved in soon after and had enjoyed the home for the last decade. After all this time, they decided to move and so the homeowner decided to sell. Before selling the house, a realtor recommended repairing the basement so they could get the maximum property value. They were referred to HomeSpec Waterproofing and Foundation Repair so that is who they called.
One of HomeSpec’s senior project managers, Zach, inspected the basement and offered the homeowner a proposal. He showed the homeowner how much one of the basement walls was leaning and how all four walls registered at 99.9% on the moisture meter. To fix this permanently, he suggested that the wall be stabilized and then the rest of the basement could be waterproofed. This could be accomplished using the CarbonArmor® Wall Reinforcing System and a WaterGuard® interior drainage system that discharged to a basin already on the property. The homeowner liked this plan and had HomeSpec proceed with the installations. The wall stabilization crew was led by foreman Jim while the waterproofing crew was led by foreman David. To install an interior drainage system, there must be a place for the drains to go. HomeSpec dug along the footer of the basement so these drains could sit under the rest of the basement floor.

Filling in the remaining space of the trench with rocks allows for water to pass into the interior drainage system without debris clogging the drains.

After filling in the remaining space with rocks, plastic was placed on top to protect the IDS from the concrete that would finish the project.

After setting the interior drainage system with concrete that levels with the rest of the basement floor, the HomeSpec team cleaned up after themselves to leave the space better than when they arrived.
