Weston, Mi Driveway Concrete Leveling and Repair
Challenge
Driveway cracks may seem like a minor issue at first to many but should not be underestimated. Cracks are often followed by or caused by settlement of some kind and leaving them unattended can only lead to the concrete slabs to continue to shift, worsen, erode, and spread more damage throughout the property. This was the case with a family in Weston, Mi. What a few years ago began as a few cracks they felt fine overlooking had become a series of widespread cracks filled with vegetation, lowering the property value and a few genuine tripping hazards from shifted unlevel concrete slabs that were proving dangerous for their newest and youngest members of the family. It was becoming abundantly clear that, what had started as a few simple cracks would only continue to penalize them for negligence, affecting their safety and property value alike. It was time they reached out to a concrete leveling and repair contractor near Weston, Mi. A friend in the area who had previous work done, referred them to HomeSpec.
Solution
Project manager Eric met with the family and inspected the problem firsthand. He would explain to the family that concrete is often poured over loose, weak or backfill soil during a home's construction. Over time, three things happen; the soil settles, shrinks in dry conditions, and softens and washes away completely as water runs down through cracks and joints. The voids that are left cause the concrete above to shift and settle- creating cracked, uneven and hazardous surfaces. Allowing this to go unchecked to the point that vegetation had taken root between the cracks only compounded the problems, further spreading the damage.
In order to properly handle the situation, a combination of using the PolyLevel system and NexusPro crack repair and joint sealant was proposed. PolyLevel is a far more reliable solution than traditional mudjacking with longer-lasting results. Using expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface. After using the PolyLevel system to address the immediate need, our crew would seal cracks and joints in the driveway with NexusPro joint sealant to keep out water that could soften and was away the soil underneath to repeat the problem. This sealant is both UV and weather resistant, ensuring a long-lasting finish, while being more pliable than urethane-based products to help adhere alongside the natural expansion of concrete without breaking.
The family was elated to have one less danger to worry about as new parents, and even happier that their job was discounted from their friend's referral!
