Unique Concrete Slab Lifting Solution Inside Jasper, Mi Home
Challenge
This homeowner in Jasper, Mi was looking to sell their home soon as their job would have them moving to a new state in the near future. However, before she could sell the home, she needed to address the notable foundation settlement issue of the concrete slab in her living room. This particular case had become so pronounced that there was an obvious gap and cracking where the floor and wall once met. This would make the home difficult to sell as is, as well as affect her overall property value, meaning she'd have to sell at a concession. Ultimately the homeowner would decide it was best to contact a foundation repair contractor that services Jasper, Mi to help them directly address this growing problem once and for all. After comparing reviews for quality of service, they decided to work with us at HomeSpec Basementfix.
We'd send out one of our experienced project managers specializing in foundation repair in order to help them and explain each step along the way. One of the most important factors for any home improvement project is maintaining regular, clear communication to keep the homeowner in the loop with everything and ensure a proper level of understanding for the work being done. We'd begin by hearing the homeowner's immediate concerns, particularly being focused on being able to properly sell the home soon. We would then have our project manager conduct a proper inspection of the property and problem areas to develop a comprehensive understanding of the situation and how to best go about handling it.
Solution
In this particular case, the positioning of vents and other factors made piering systems such as helical piers and push piers too difficult to properly implement. We needed to be creative with how we addressed this. Thankfully, the problem did seem to be isolated to the living room slab, and had not spread beyond that area, therefore if we addressed the core of the problem, we could ensure a permanent fix. Realizing this complicated situation could essentially be simplified to a concrete lifting problem but on an internal scale, gave us the idea to try adapting a PolyLevel solution on a wider scale. PolyLevel is typically used for external concrete slab leveling, such as shifted driveways or patios. This process typically involves drilling pea-sized holes into the concrete to create an access point for a high-pressure polyurethane foam injection. This special formula will expand as it cures to fill out the voids left by shifting settling foundation soils and push the load above back into place. A fast and efficient process with little to no signs of having had the procedure done upon completion. We would then use a two-part concrete protection system to ensure longevity and prevent future faults from occurring. After discussing the proposal and explaining the plan to the homeowner, it would take our crew less than a single day to have finished the project, and ensure the space be useable the same day!
The homeowner was impressed by how fast everything was accomplished, and how everything looked once it was finished. If was as if she was walking into a new room, having become accustomed to the odd situation after so long. We were successfully able to restore her property value, and this client would go on to sell her home months later and continue with her move as originally planned.
