100-Year-Old Foundation Repaired in Oxford, MI
Challenge
This homeowner contacted HomeSpec because the floors in his kitchen and living room (over the crawl space) were sagging over an inch down. The home was 104 years old and had a fieldstone foundation. Homes that old naturally run the risk of having structural problems.
Upon inspection, it was discovered that the main beam in the crawl space was sagging and not fully supporting the floors above, causing them to sag as well.
Solution
Our solution was to install our SmartJack support posts in the crawl space. These stabilize and level the beams back to their original position, and bear the weight of the foundation (up to 60,000 pounds). They cannot rust or be damaged by pests, and the sturdy base prevents further settlement and sinking into the ground. They are also adjustable if the height ever needs to be changed. The posts were installed in just one day - and now the homeowner doesn't have to worry or deal with bouncy floors anymore.
