Bloomfield Hills, Mi Crawl Space Encapsulation and Crack Repair
Challenge
Homeowners in Bloomfield Hills ran into increasing problems when they contracted a third party that failed to successfully repair a crack in their wall. Assuming the problem was corrected, they left the area alone, thinking no further examination would be needed. However, increasing health issues became apparent over time due to ongoing mold growth. They walked into a wet basement where water was still seeping in, through the botched crack repair job, and family members problem handled correctly, so after a recommendation from a friend they reached out to HomeSpec.
Solution
Daniel Trubak traveled out to meet with the family, discuss concerns, and investigate the problem and previous work done. David quickly realized that the wet basement and leakage problems were being compounded by a damp crawl space. According to the stack flow effect, air filters out in a house starting from the bottom and up out through the top, meaning that a damp crawl space would be where air starts, and it would travel through the wet basement and spread through the house, creating a breeding ground for bacteria.
This would mean to provide the best solution possible, not only would the previous crack need to be properly repaired, but preferably crawl space encapsulation would have to be considered. Getting a crawl space encapsulation after crack repair has a myriad of different benefits including more comfortable living conditions, fewer pests, improved air quality, and greater energy efficiency.
Our team set to work to perform the crack repair by digging out the old faulty sealant and replacing it with FlexiSpan, an innovative polyurethane sealant which is able to move dynamically along with a walls natural movement over time to ensure a permanent long-lasting seal.
Afterwards, they set to the task of drying the damp crawl space below, fitting the team through a narrow entrance, and clearing unexpected debris as they progressed on the job. As the area was cleared, a SmartSump crawl space sump pump was installed to help drain out the water and help waterproof from any possible future issues as well. This pump is specifically designed to fit crawlspaces as well as to be used in conjunction with the CleanSpace system and includes an alarm to notify owners of any possible water in their crawlspace immediately.
The CleanSpace crawl space encapsulation liner is manufactured in 7 layers of high- and low-density polyethylene for both puncture resistance and flexibility, with a polyester cord reinforcement for tear prevention. It also includes an antimicrobial additive called “UltraFresh” blended into the material.
Once the project was completed the homeowners were literally able to breathe easier. but as a final touch of service, we performed a 6-month check-in to ensure the quality of the work done and reassure the owners of the why they were right to choose HomeSpec.
