Highland, MI Home Saves Sagging Floors by Stabilizing the Basement and Crawl Space
Challenge
This homeowner in Highland, MI originally bought their house 33 years ago. Over this period, unfortunately, settlement issues had appeared. Some signs include windows and doors being difficult to open or close, a horizontal crack in the garage wall, a vertical crack in a bedroom wall, and sagging and sloping floors. One of the homeowner’s biggest concerns was that the beam in the garage under the bedroom would get worse and cause catastrophic damage. There were also problems with drainage causing high levels of moisture which worried the homeowner about mildew and mold. These issues were becoming unbearable and they could no longer live without fixing them. So, they called HomeSpec Waterproofing and Foundation Repair.
Solution
One of HomeSpec’s senior project managers, Mark, went to the home for an inspection. After speaking with the homeowner and looking both inside and outside the house, Mark proposed solutions to address the issues. He recommended replacing the singular support under the garage beam with two SmartJack® reinforcements. These galvanized steel supports are used to support uneven floors and sagging floor joists because they can support more than 60,000 pounds. He also recommended using three more SmartJack® posts in the crawl space, which could also be insulated with SilverGlo™ and encapsulated with CleanSpace® to address the moisture and mold concerns. The homeowner agreed to these repairs and HomeSpec sent their foremen, Jim and Fred, to lead the installations. The homeowner was happy with the finished results which restored confidence in the house.
