Crawl Space Repair Photo Album: Old Farmhouse Crawl Space Encapsulated in Maybee, MI
This homeowner contacted HomeSpec because his floors were sagging. He lived in a old farmhouse with a fieldstone foundation and the support in the crawl space was in bad shape.
Upon inspection, water and high humidity was also discovered in the crawl space. As well as addressing the support issues, the homeowner also wanted to encapsulate the crawl space.
Our crew first installed SmartJack Support Posts to support the home above and raise the sagging floors. Then they sealed the crawl space floor and walls off from moisture with a CleanSpace vapor barrier and installed a dehumidifier. The dehumidifier will keep the relative humidity at a healthy 55% to prevent mold growth.
Now the floors in this home are no longer sagging, and the crawl space is dry and healthy!
Fieldstone Foundation
Fieldstone foundations are common in homes that are 100+ years old!
Failed Vapor Barrier
The "vapor barrier" in place wasn't doing much to prevent moisture and water vapor entering from the exposed ground.
Dehumidifier
This dehumidifier is efficient and powerful - sucking out excess moisture from the air to keep the crawl space dry and healthy.
Crawl Space Support Jacks
Several SmartJack posts were installed to raise the floors and level them. This will also prevent them from sagging again in the future.
Vapor Barrier
The vapor barrier seals off the crawl space from the outside - preventing air and moisture leaks.
