Basement Floor Cracks Sealed in Walled Lake, MI
Challenge
This Walled Lake homeowner was getting ready to sell her home when she realized she had cracks in her concrete basement floor. She was worried this would be a problem when trying to sell the house, so she had HomeSpec come take a look at them. Some floor cracks are harmless and can be left alone, like non-structural settlement cracks that are hairline sized. But other can let in moisture, water, and dangerous soil gasses (such as radon gas). If a cracks are combined with sinking or heaving of the floor, then repair is needed. So it's important to have a professional inspect them and determine what type of crack it is, and what the solution should be.
Solution
In this case, the cracks were not leaking or indicating any serious problems - in fact small cracks like these are common and purely cosmetic. If the cracks were larger it would have been more concerning. The cracks could have been left alone, but the homeowner wanted them sealed just in case, so our crew used the NexusPro sealant to repair them. Leaking cracks and rod holes were also discovered in the poured concrete walls, so those were also repaired. Now the homeowner will have no issues passing inspections, and the new homeowners won't have to suffer from leaking cracks in the basement.
