Property Value Restored in Bay Port, Mi with Foundation Wall Repair
Challenge
A homeowner in Bay Port, Mi was planning on moving the following year to a new state and wanted to sell their home before then. They wanted to ensure that they'd receive maximum value for their house and had a few inspections done in the past. The main detraction from the value at the time was horizontal cracks spreading across the basement foundation walls. They weren't sure how to fix basement foundation cracks themselves. They knew that leaving this damage unattended could evolve the situation into a more serious problem because they recalled their cousin facing a similar situation. A compromised foundation can start to leak and flood the basement causing water damage as well as compromising general structural integrity in severe cases. The need for a foundation repair contractor introduced the family to HomeSpec Basementfix.
Our project manager, Ted, met with the homeowner and their family to discuss their needs and concerns in detail. Understanding their main desire to maximize property value with correct foundation repairs, we began our inspection of the property to ensure the extent of the work that would need to be done, as well as better understand the main problems causes. Foundation wall cracks are generally caused by the natural shrinkage of concrete as it cures, foundation settlement, and expansive soils. Though a small crack may not be cause for concern, any significant crack could be an indicator of structural problems with your foundation.
Solution
We proposed the use of our CarbonArmor system as the best solution for this particular case. Our crew would remove tiles and drywall as needed to properly access the work area, cleaning and preparing the wall surface. Next, they would secure the ArmorLock brackets to the rim joist and still plate, before securing carbon-fiber-reinforced polymers to the wall with the use of powerful epoxy resin. These supports are proven to be many times stronger than steel, ensuring their permanent utility, while the resin ensures proper deep level adhesion to both the wall and fiber itself. By combining these fibers with the bracket system, we can effectively stop the walls, inward movements, and bowing that traditionally cause and worsen the foundation problem to start with.
The homeowner was satisfied with the newly stabilized walls, with relatively discreet solution that they could easily conceal with paint or walling, and the homes foundational problems solved, they felt confident in homes property value being restored.
