Foundation Settlement Requires Floor Support In Peck, Mi
Challenge
A property manager who we had assisted previously with a different property they owned, reached out to us this time about some rental property they owned in Peck, Mi. This property was experiencing some problems with the foundation, they noted; it was evident that the main floor bedroom floor was sagging as well as an area near the front door. This of course, was affecting the overall value of the property, and thus hindered their business; they needed this resolved as soon as possible and resolved correctly. They had established a trusting relationship with HomeSpec Basementfix as their contractor of choice. We previously helped them with basement waterproofing needs in a different city, but this time we would be called upon as a Foundation Repair Contractor near Peck, Mi.
A project manager would be sent out who specialized in similar situations as well as general foundation repair so we could ensure the right skillset, and experience was employed for the project from start to finish. We always make it a point to have a proper discussion and develop a full understanding of the clients wants, needs, and concerns so we can best address the situation in a matter that fully satisfies whoever we work with. From there, our project manager would go through a full inspection of the property and the problem area in question and provide a free estimate and fully written proposal for a customized solution set. Through the inspection process, it was becoming clear that the foundation supports were compromised due to a settlement issue.
Solution
The soil under the foundation is comprised of several different layers, some of which were disturbed when the foundation was originally dug out. When one of these layers can't support the weight of the foundation, it will begin to sink and settle. This is a slow process that will not be immediately obvious, but over time it can have serious effects on the home. To rectify this problem, our proposed solution set would be the installation of supplemental support beams as well as our SmartJack Support Jack system. Once the supplement beams were in place, we could actively install the SmartJack system, which is adjustable year around to provide long-term support to any foundation support situation regardless of the change in circumstance. With this combination in place, we could reliably help lift the floors back to their proper level without incident and had the capability to adjust the solution should there ever be in change required. The galvanized steel engineering of this support system, including its zinc-based coating, ensures resistance from erosion and other possible damages, ensuring a permanent answer to this foundation settlement problem.
The property owner already knew they were in good hands with HomeSpec because of our previous working relationship. However, they were only further assured of the quality of the assistance we could provide with this newest endeavor. With their property value restored effectively, they would go on to be able to rent out the property to a new family a few weeks later, and were grateful to know who to turn to in the future should anything occur on any of their other properties as well.
