River Rouge, MI Foundation Stabilization Using Helical Piers
Challenge
A homeowner in River Rouge, MI was shocked when their neighbor’s house needed to be demolished. The back half of the home had fallen over and was deemed irreparable. When this homeowner noticed their own basement wall beginning to bow, they knew they needed to get it assessed immediately. Unfortunately, when it comes to the foundations of older homes, it is difficult to know the true circumstances until digging begins. Sometimes, they are built without a footer. This begs the question of whether or not the home can be lifted or only stabilized. These variables were discussed the homeowner decided to proceed with HomeSpec’s repairs.
Solution
HomeSpec’s foreman, Ryan, led the team in installing helical piers. This solution can lift settled foundations as well as offer stabilization. In the case of this home, it was discovered that there was indeed an inadequate footing. To overcome this issue, the team brought spanning plates to place in between the piers. Without the plates, there was a risk of future settlement and HomeSpec was not going to set this homeowner up for future problems.
