These customers bought a new home in Ann Arbor, Michigan – but a general inspection found that moisture in the crawl space caused the joists and band board to rot, causing structural issues in the crawl space.
Project Manager Mark Buhr found that moisture was getting into the crawl space due to foundation settlement – the home was sinking and causing cracks/gaps in the block foundation. To solve this issue, Helical Piers needed to be installed below the foundation to stabilize it and lift it back to it's original position. While the walls were exposed to install the piers, the exterior walls were also waterproofed. Inside the crawl space, the rotting joists and band boards were replaced or sistered to prevent further damage or sagging.

The joists and band board in the crawl space were rotting severely. This occurs when moisture is present in the crawl space, and over time wreaks havoc on the wooden support over time.
