Foundation Repair Photo Album: Flushing, MI Home Shows Signs of Sinking in Garage Cracks
Originally, this Flushing, MI homeowner reached out to HomeSpec Waterproofing and Foundation Repair looking for concrete leveling for their two-car garage. When HomeSpec’s senior project manager, Ted, arrived at the house, he could tell things were more serious than needing a few cracks filled. The floor and walls had separated in some areas indicating the slab was sinking significantly. The concrete cracks motivating the initial concern were also indicators, especially given the depth of the cracks. There were also signs outside of the home such as the sloping noticed along the sidewalk.
Ted recommended that the homeowner tackle the sinking issue before doing any concrete repair to not risk ruining the work and having to re-do it. The homeowner believed that was the wisest decision and had HomeSpec proceed with both lifting the foundation and then repairing the concrete. The lifting was handled by foreman Ryan and his team using helical piers while the concrete repairs were done by foremen Rick and Domonique. The homeowner was pleased with the work and happy to know they could comfortably sell the home when the time came.
Sinking Floor Separated from Wall
The garage's concrete slab had sunk far enough to completely separate from the wall in certain spots. In this image, the gap is significant enough to see light from outside.
Concrete Cracks Stir Concerns About Selling Home
The homeowner originally inquired about poly leveling for their two-car garage. Unfortunately, these shallow cracks were only the beginning to much more serious issues.
Deep Cracks Indicate Severe Issues Like Sinking and Settlement
While Ted, HomeSpec's senior project manager, was investigating the cracks in the garage, he tested their depth. This shows how the ground has shifted and sunk underneath the concrete slab.
Sidewalk Sloping Shows Sinking
A sign of sinking outside of this Flushing, MI house was the sidewalk sloping. On the right side of the image, the sidewalk is flush with the foundation but you can see it getting lower as you look to the left.
