A Linden, MI house built in 2016 had its first homeowners in 2017. The family began noticing cracks in the drywall on the main floor of the home. They had repaired the drywall only for it to crack again as time went on. The family realized this was a symptom of another problem and wanted to get to the root so they did not have to keep fixing the same drywall. He developed a repair plan based on the home and the homeowner’s wishes. Keith recommended using SmartJack® support posts throughout the foundation, and the basement level, as well as supplemental beams to stabilize the floor of the main level. With the floor stabilized, the walls would no longer shift and the drywall would no longer crack. The homeowners accepted this plan and scheduled HomeSpec’s crew to install the work. The SmartJack® supports and supplemental beams were installed by foreman Jon and his team. There were also some plumbing elements that were handled by HomeSpec’s plumber, Rick. The family was relieved to not have to worry about foundation issues anymore. They were happy with the work and that their investment was protected.
Installing SmartJack® Support Posts
The first step in the installation process is to carve out spaces in the foundation. This allows the posts to have layers of support.
Securing the Posts and Leveling the Floor
After the SmartJack® support posts are even they are secured to the floor and then covered with concrete. This fresh concrete is level with the rest of the foundation floor to avoid trip hazards and make finishing the floors an option.
SmartJack® Support Posts and Supplemental Beams
While some SmartJack® support posts can sometimes be installed using beams that already exist, there are scenarios like this one where the floor requires additional support. The supplemental beam is therefore installed and the SmartJack® support posts attach to that instead.
