Damaged, Wet Carpet in Royal Oak, MI Basement Replaced with Waterproof Flooring

A homeowner in Royal Oak, MI noticed that there was moisture invading their home seasonally. The water had damaged the carpet and this concerned the homeowner. The basement was their primary living area so it was important that the cause of water be addressed to maintain the space. The homeowner reached out to HomeSpec Waterproofing and Foundation Repair to discuss solutions to their problem. One of HomeSpec’s trained project managers visited the home to offer a free inspection and no obligation estimate. 


After taking measurements and notes in the basement, the project manager concluded that the the water was coming in where the wall and the floor meet. They discussed this source with the homeowner and worked together to come up with a repair plan. The project manager proposed waterproofing the basement with an interior drainage system using WaterGuard® and connecting that to a new Sump Pump and discharge line. This would collect any intruding water and pump it out of the home. Once that work was completed, then the team could install ThermalDry® Elite Plank Flooring, flooring that looks like wood but is waterproof and mold-resistant. The homeowner agreed to this plan and scheduled HomeSpec’s crews to see the repair plan through. Two crews were sent to tackle different parts of the project. Vernon’s team first took care of the drainage and then Jon’s team installed the new flooring. The homeowner was happy to have a functional basement again!

Concrete Repair Eliminates Tripping Hazard in Royal Oak, MI

The sidewalks in front of a Royal Oak, MI home had become unlevel, sinking in sections. The highest areas of the public sidewalks were tripping hazards for the community. The homeowner was concened that the city would push for concrete replacement and insist that responsibility fell on the homeowner’s shoulders. A project manager named Ben went out to the home to provide a free inspection for the homeowner. The two spoke about their concerns and then took a look outside. Ben recorded important information on the condition of the sidewalks so he could prepare a repair plan. He then sat down with the homeowner to review what he had noticed and proposed the best options to meet their needs. Ben recommended using PolyLevel® Injection Foam where there were sinking slabs to return them to level that matched the rest of the sidewalk. Afterward, the HomeSpec crew would use NexusPro, a specialized sealant, on the joints and where there were cracks. The homeowner agreed with this plan and worked with HomeSpec’s office personnel to schedule a day for the repairs. These homeowners in Berkley, Michigan wanted to add a second story onto their home, but had to halt renovations after noticing issues with their foundation. Their floors were sagging and thought one corner might be sinking.

Exterior Crack Repair in Novi, MI

This homeowner contacted HomeSpec because she had a vertical crack (shown in photo) in her foundation that was leaking. 

She wanted it repaired from the outside, so our crew excavated that section of the wall and sealed the crack to waterproof and stabilized the foundation (shown in second photo). Once the dirt was filled back in, it looked good as new!

 

Wet Basement Waterproofed in Madison Heights, MI

This homeowner contacted us because her poured concrete walls were cracked and leaking water into her basement.

Our crew solved her problem by first repairing the cracks with our polyurethane sealant. Then we covered the walls with our CleanSpace vapor barrier to protect against moisture. Finally, we installed an interior drainage system around the perimeter to collect the water and drain it away from the foundation. 

The homeowner was later able to finish her basement, and easily install carpet and drywall over the system!
