There were also cracks in the upper level as well as the floor separating from the floor boards, which are all signs of settlement issues. 

Foreman Jon Lont was able to resolve these issues by installing a new supplemental beam with 5 SmartJack Support Posts. These galvanized steel posts stabilize the crawl space by holding the weight of the structure and lifting the floors above back to their original height – effectively eliminating the sagging floors. 

This Michigan home had a very unique feature - a long window well along one entire side of their basement with a timber retaining wall. It was a beautiful feature and allowed for a large window in the basement bedroom that let in tons of natural light. But it came with a big problem: WATER. 

There was a high amount of water under the home and water would pool in the window well especially after heavy rain, so water was seeping into the basement. There was no interior drainage system to prevent this and only one sump pump on the other side of the large basement. There was also not proper drainage in the window well. These circumstances all led to a big headache for the homeowners and their finished basement. 

But our crew promptly solved this issue by installing an interior drainage system along the section of the basement that borders the window well, as well as installing exterior drainage in the window well. The homeowners also wanted a CleanSpace vapor barrier installed over the walls after the cracks and rod holes were sealed. This blocks humidity and water vapor from entering the basement.
