New Baltimore, MI Crawl Space Insulated and Moisture Controlled

Amy C. in New Baltimore, Michigan contacted HomeSpec because she knew she had problems in her crawl space. The floors above would sag which indicated that she needed better support. The old insulation and vapor barrier were failing to do their jobs, so they needed to be upgraded as well to keep out moisture and cold air. 

Project manager Chris Baltovich conducted an inspection of the crawl space and developed a plan for repair. Soon after Amy approved, foreman Jon Davis and his crew got to work. They encapsulated the crawl space with the CleanSpace System to seal off from moisture, air leaks, and water intrusion. Brand new vent covers were also installed. A SaniDry Sedona Dehumidifier was installed to manage the humidity and maintain it at a healthy 55%. 

To solve the support issues, our SmartJack Support Posts were installed to level and stabilize the foundation. To prevent further settlement, these are installed on a sturdy base for a permanent solution. 

Amy was so pleased with the crew and so happy with her dry, clean and healthy crawl space!

Crawl Space Encapsulation and Crawl Space Supports in New Baltimore, Mi

A clear distinction of a crawl space before and after appropriate encapsulation. Before, the dirt crawl space was unappealing, with debris thrown about, signs of decay settling into support beams, and bricks used as makeshift supports. Afterwards a proper crawl space encapsulation was done using our CleanSpace system. A 20 mil-thick-liner that's manufactured in a 7-layer blend of high- and low-density polyethylene to ensure both durability and flexibility. A special antimicrobial additive ensures that the material rot and mold proof, while waterproofing the crawl space. We also used our SmartJack support system as a custom fit adjustable solution to replace the makeshift brick supports and ensure long-term stability.

SmartJackĀ® Lifts and Stabilizes Sagging Floors in Highland, MI Home

Have you ever been worried about your house falling apart? Many people reach their breaking point before their home completely breaks down. In this case, a homeowner in Highland, MI could no longer stand the symptoms of settlement plaguing their home. Some of the signs the home was settling included cracks in the walls of the garage and bedroom, floors sagging and sloping, and doors and windows had become difficult to open. After looking inside and outside, Mark recommended using using two SmartJack® posts to stabilize the beam in the garage instead of the singular one already installed. He also recommended using three SmartJack® posts in the crawl space to offer more support throughout the house and address other problem spots. The crawl space could also benefit from being insulated using SilverGlo™ and then encapsulated using CleanSpace® to reassure other worries about moisture and mold. After listening to Mark’s presentation, the homeowner was prepared to move forward with HomeSpec’s repairs. Two teams led by foremen Jim and Fred installed the products. They kept the homeowner informed as repairs progressed and did a walk-through to review the completed work. The homeowner was happy to see their home in better condition.

Sinking Concrete Porch PolyLeveled in Hartland, MI

The porch on this Hartland home was sinking and pulling away from the foundation - and it was quite unsightly. So the homeowners contacted the professionals here at HomeSpec. 

Thankfully, our PolyLevel system quickly and permanently solves problems like this. The PolyLevel foam just had to be injected underneath the concrete, then it expanded and filled in the gaps caused by soil erosion and shrinkage. As it expanded, the porch was raised up back into its original position.
