This homeowner's concrete walkway slabs were sinking and very uneven. His wife has tripped on the slabs several times, so he wanted them fixed immediately.  HomeSpec was able to used our PolyLevel system to repair the walkway. This was done by injecting the polyurethane foam under the concrete. As it expanded, it lifted the slabs and leveled them with the rest. The joints were then sealed to prevent soil washout.  Now the walkway is nice and even, and the homeowners don't have to worry about tripping over it any longer! 

These homeowners contacted HomeSpec about a crack in their basement's foundation that was concerning them. Our crew sealed the crack with our innovative polyurethane sealant that flexes with the natural movement of your walls, and never dries out or cracks. 

Homeowners in Goodrich, MI had noticed some water entering through the basement window over the last year. But recently, they experienced a flood of water pouring in where the wall meets the floor and the water was pooling all over the basement. They had hoped to partially finish the basement but that was not a possibility until the flooding was fixed. The basement was to become a new office as the current office was being transformed into a nursery. They also wanted the basement to be a safe space for the baby to use as a play area. That meant no unexpected basement baths and no moisture or mold in the air that could make their family sick. The homeowners contacted HomeSpec Waterproofing and Foundation Repair for a free estimate. Chris, one of HomeSpec’s senior project managers, went out to the home to evaluate the severity of the situation. He took measurements both inside and outside to properly assess. He then returned to the homeowners to discuss a repair plan. Chris recommended an interior drainage system using WaterGuard®, a new sump pump, a new sump pump discharge, and CleanSpace® vapor barrier. These products would capture any intruding water and escort it out of the basement. The homeowners agreed to this plan and scheduled a crew to install them. The team was led by a foreman named Eleftherios. The homeowners were happy with the work provided and could rest easier knowing that their home was protected.

These homeowners were worried about the safety around their pool. The concrete slabs around the pool were starting to crack and sink. They were starting to become a trip hazard and they didn't want their kids to get injured. They also didn't want to replace all of the concrete, so the homeowners called HomeSpec. Our concrete experts were able to inject the expanding PolyLevel foam under the slabs to raise and level them. They sealed the cracks and joints to prevent unsightly weeds from growing in between them, and to prevent more soil from being washed out. Since the concrete surrounds a pool and often gets wet, the homeowners also wanted the concrete sealed with our protective SealantPro. This helps the concrete last 3-5 years longer. 

This homeowner bought a 90-year-old home that had some serious foundation issues, like sagging joists. Their structural engineer came up with a plan and urged them to call HomeSpec to implement the plan because we do the best work. The floor needed to be lifted and new beams needed to be installed. To fix the problem, our crew installed dozens of new beams and a new support post, and the floors were lifted. The homeowner is glad he doesn't have to worry about the structural integrity of his beautiful old home!

Some concrete problems only affect certain people. Like if your driveway is uneven or cracked, it only affects you and your family because you're the only ones who use it. On the other hand, uneven and sinking sidewalks affect way more people - anyone can walk along the sidewalk. Two slabs of the concrete sidewalk in front of this Dryden home had dipped to create a " V" shape. In the summer, their kids would trip over it while playing. In the winter, it would fill with snow and ice - creating a very slippery hazard. The family wanted it repaired to keep everyone safe, so they called HomeSpec to PolyLevel it.  PolyLevel is a minimally-invasive two-part polymer that is injected below the slabs to fill in the gaps between the soil and the concrete. It is also waterproof and safe for the environment. As is expands, the slab is raised and leveled with those around it. Now the homeowners don't have to worry about people tripping or slipping in the divot that was caused by soil erosion - our crew sealed the joints between the slabs to prevent more washout. 

The porch on this Metamora home was sinking and pulling away from the foundation. It was starting to become an eyesore, but the homeowners didn’t know why this was happening or how to fix it, so they called the concrete experts at HomeSpec. Luckily the porch wasn’t supporting any sort of structure - if it had columns supporting a roof for example, it wouldn’t be able to be PolyLeveled. Since the areas were all freestanding concrete slabs, our crew was able to use PolyLevel to fix the porch problem.  PolyLevel is injected below concrete through a minimally-invasive method, and expands to fill in the voids between the soil and the slab - all the while the slab is lifted and leveled. It cures quickly and the area can be used again within a day. The joints between the porch and the home, as well as the porch and the steps were all sealed as well. The homeowners were happy to find an economical, stress-free solution to their concrete problem.  

This homeowner reached out to HomeSpec because she had several cracks in her basement that were improperly fixed by the previous owner. The cracks looked sloppily repaired, and they were still leaking profusely. She couldn’t even get in contact with the company that allegedly did the repair.  Our crack technician had to first remove the old repairs, and then he could properly fix the cracks. They were completely sealed and waterproofed with FlexiSpan, which won’t dry out or crack like other sealants. It’s also flexible enough to move with the wall. The best part is, after the repairs were done, you couldn’t even tell where the cracks once were! Several months later the homeowner reported still having a dry basement.
