Have you ever been worried about your house falling apart? Many people reach their breaking point before their home completely breaks down. In this case, a homeowner in Highland, MI could no longer stand the symptoms of settlement plaguing their home. Some of the signs the home was settling included cracks in the walls of the garage and bedroom, floors sagging and sloping, and doors and windows had become difficult to open. The homeowner was mostly concerned that the beam in the garage under the bedroom would worsen and the results would be catastrophic. After looking inside and outside, Mark recommended using using two SmartJack® posts to stabilize the beam in the garage instead of the singular one already installed. He also recommended using three SmartJack® posts in the crawl space to offer more support throughout the house and address other problem spots. The crawl space could also benefit from being insulated using SilverGlo™ and then encapsulated using CleanSpace® to reassure other worries about moisture and mold. After listening to Mark’s presentation, the homeowner was prepared to move forward with HomeSpec’s repairs. Two teams led by foremen Jim and Fred installed the products. They kept the homeowner informed as repairs progressed and did a walk-through to review the completed work. The homeowner was happy to see their home in better condition.
These Drayton Plains homeowners contacted HomeSpec because water was seeping into their basement in two ways: 1) Through cracks and rod holes in the foundation walls 2) Through the joint where the floors and walls meet.
Their project manager and inspector decided that after the cracks and rod holes were repaired, the best route to waterproof the basement would be a WaterGuard® Below Floor Drain. This installs around the perimeter of the basement to stop water intrusion from the walls and said joint. This was connected to a SaniDry™ XP Dehumidifier and a TripleSafe™ Sump Pump System. This system will keep the basement dry and pump water far from the foundation.
A CleanSpace® Vapor Barrier for unfinished walls was installed as well to block moisture and water vapor from entering the basement, and instead directs in to the drainage system. This Drayton Plains home now has the ultimate protection against water intrusion, and the homeowners couldn't be any more pleased.
A family in Linden, MI moved into their brand new home in 2017. The house had been built in 2016 making them the first homeowners. Things were fine until they noticed the drywall had developed cracks. They fixed the cracks but were frustrated when more appeared later on. This basement flooded after a bad storm because the homeowner's sump pump failed. Sadly, this is a common problem. Old sump pumps simply cannot handle high amounts of water.
After removing the damaged drywall, several cracked and damaged walls were discovered as well. The walls were deflecting inward and there was some shearing. This homeowner wanted to repair her basement and never have to worry about it again.

A homeowner in Flushing, MI requested an inspection from HomeSpec Waterproofing and Foundation Repair to see if the company could level the concrete of their two-car garage. However, when Ted, the senior project manager, began the inspection, he knew this home had other concerns that would need to be addressed. The cracks were caused because the concrete slab was sinking. It had sunk so much that the floor had separated from the wall enough to see light from outside through the gap. The foreman, Ryan, led the team in lifting the garage back into its original place. They dug out the ground down to the foundation and used helical piers on two sides of the garage to lift it. After ensuring the house was secure, the space was filled with dirt. Other HomeSpec teams repaired the concrete cracks after the lift was completed. The homeowner was happy with all of the work and could rest easy knowing the repairs would not be an issue in the future.
