A homeowner in Ann Arbor, MI who had been experiencing bowing walls and leaks into their basement for some time due to a walnut tree putting pressure on the walls had finally reached the point where they decided it was time for a fix. They reached out to us to install the Carbon Fiber Strips to support the walls as well as seal up the stair step cracks that had formed as a result of the buildup of pressure. This would effectively stop the leaking and provide reinforcement to their basement walls.
A homeowner in Ann Arbor, MI needed help with their unlevel concrete. Slabs throughout the driveway, sidewalk, and garage had shifted throughout the decade since moving into this home. They suspected the trouble with sinking concrete was caused by a family of chipmunks and a mole. With no plans to move, the homeowner decided to fix the driveway, sidewalk, and garage. They called HomeSpec Waterproofing and Foundation Repair for help.
A senior project manager, Elon, went out to the home to evaluate the situation and provide a free inspection. He took measurements of the concerning areas and evaluated the integrity of the remaining areas as well. Afterward, he spoke with the homeowner to come up with a repair plan together. Elon explained that while critters may dig underneath the slabs, they are not the only cause of sinking concrete. The water from the downspout was causing soil to wash away. Elon suggested the repair consist of two parts, leveling the concrete and preventing it from sinking again. The leveling would be accomplished using PolyLevel® Injection Foam and NexusPro sealant would protect the joints. To further prevent soil from being washed away, Elon suggested extending the downspout and installing TrenchDrain™ Grated Draining Pipe. The homeowner agreed to this plan and was happy with the completed results! The team was led by Fred, a PolyLevel Foreman, and saw the project finalized.
A homeowner in Detroit had been putting off encapsulating their crawl space for some time and when the floors finally started to become unbearable, they reached out to us to have their issue solved. With the CleanSpace encapsulation system, the crawl space remains dry and protected, preventing moisture and debris from building up.
These homeowners contacted HomeSpec because they were suffering from a wet basement in their old Detroit home. They had made attempts to fix the drainage, but everything failed. Water was seeping through the block foundation walls after heavy rain, causing the paint on the walls to peel. The floors would also be damp. The basement was in bad shape and the homeowners didn't want to stress about any longer.
Our team solved this problem by completely waterproofing the basement with an interior drainage system, vapor barrier, dehumidifier, and two new sump pumps. The vapor barrier over the walls will prevent water vapor and moisture from entering the basement and instead direct it down to the drainage system. After the water drains into the drainage system, it'll be directed toward the sump pump and expelled away from the home, preventing water issues.
This commercial building in Detroit was suffering from an extremely wet basement, as you can see from the photos. The basement flooded after an old sump pump went out, so the owners called HomeSpec for help.
Project Manager Bobby Whitus came up with a repair plan that addresses all aspects of this problem. Foreman Jon Davis and his crew installed a WaterGuard Interior Drainage System connected to a TripleSafe Sump Pump. This system collects the water and deposits it into the sump pump, where there's 3 levels of pumps for triple the protection. This then pumps the water away from the foundation.
Our crew then installed a CleanSpace Vapor Barrier to seal the walls off from moisture, and instead directs it down into the drainage system.
