Owners of Damp, Leaking Basement Need Solution in Saline, MI

The owners of this Saline, Michigan home were planning on flipping the house, but needed to address the wet basement issues first. The basement is only 4 ft. underground, but still suffered from dampness after rain. Water would seep in through the concrete block walls, especially toward the bottom of the wall.

The biggest sign of this water damage was the efflorescence on the walls (white powder) which is caused by the loss of lime salt. There was also much discoloration on the floor and walls. The basement needed to be waterproofed before it could be finished, so HomeSpec got to work!

Foreman Jerry Blevins and his crew installed a WaterGuard French Drain System around the perimeter of the basement, which collects water before it seeps in. Instead, the water is deposited into the brand new TripleSafe Sump Pump which will funnel it far from the home – keeping things dry even during storms.

The owners can now finish the space, and whatever family ends up in the home later will have peace of mind knowing their basement is dry and healthy! 

 

Finished Basement Leaks After Heavy Rains in Saline, MI

Jordan M. in Saline, Michigan contacted HomeSpec because water was leaking from his old egress windows and into his basement after heavy rains. This posed a big problem for Jordan because his basement was fully finished with carpet and all – and the basement served as a living and work space. Jordan needed his leaky windows replaced and the wet carpet ripped out ASAP.

Trench Drain Fixes Wet Garage Floor in Saline, MI

A Saline, MI couple moved into their home in the early 2000s. Since then, water has entered their garage and basement repeatedly. Their home had been flooded three times in the last year alone. While it never bothered them much before because the basement was being used as storage, the time had come to look into repairs. They anticipated moving into a retirement home in the future and wanted the home to be able to sell for the best value as well as ensure the next homeowners had nothing to worry about. They reached out to HomeSpec Waterproofing and Foundation Repair for a free inspection.


The project manager, Yann, explored the areas the couple was concerned with as well as the outside of the house to ensure an accurate inspection and proposal. He explained honestly that there was a handful of products to waterproof their home such as an interior drainage system. It would be comprised of pipes like WaterGuard® and TrenchDrain™ Grated Draining Pipe which would then connect to a sump pump, and sump discharge, which could benefit from freeze prevention products. Other repairs recommended throughout the property included Mold-X2, a CleanSpace® vapor barrier, and downspout extensions. The couple was prepared and allowed HomeSpec to use all of these repairs. The crews were led by foremen Brandon and Marshall. The homeowners were happy with their completed work and newly dry basement.

Saline, MI Front Porch Fixed Before Selling Home

A Saline, MI homeowner realized how much of their childhood home needed to be repaired before they could move as they had planned. There were issues with the foundation and front porch. The porch had a diagonal crack and one side had sunk a substantial amount. This posed a tripping hazard that the homeowner wanted to remedy for their own safety as well as the safety of any future buys. They called HomeSpec Waterproofing and Foundation Repair for a free estimate.


Keith, one of HomeSpec’s senior project managers, went to the home and conducted a thorough inspection both inside and outside of the home. He took measurements and notes before returning to the homeowner to discuss a repair plan. He recommended solutions for the foundation as well as the porch. Keith explained that the crew would fix the porch with PolyLevel® Injection Foam to raise the sunken concrete until the halves were even again. Then, the team would use NexusPro sealant over the crack to secure and protect it. The homeowner agreed to these ideas and worked with HomeSpec to have the crew move forward with the plan. A foreman named Fred led a crew in the porch repair while other foremen, Jon, Mike, and Rick, led the repairs in the basement.
