Dearborn Heights, Mi Sump Pump Replaced and Leaky Basement Waterproofed
Many years ago, this Dearborn Heights, Mi homeowner had her foundation walls braced by HomeSpec, still standing strong. Fast forward to the modern day, and time had caused an issue where water was coming up from her floor. Recalling the reliable foundation work done before, she reached out to HomeSpec as a basement waterproofing contractor, with faith that we'd provide a long-term solution once again.   Mark was our chosen representative, who set out to have a discussion with the homeowner and conduct a thorough inspection to determine the best possible solution set for her. In this case, the solution would be two-fold. Firstly, she needed a proper drainage system to address water leakages and general basement waterproofing. To catch the water at the perimeter and drain it away discreetly and effectively, our crew installed the WaterGuard custom engineered piping solution. This system would drain into an existing basin that needed its sump pump swapped, after discovering it had burnt out. To that end, we introduced a Zoeller Pump.   Now that they had both a proper drainage system, and a basement sump pump working in tandem, addressing the exact area of concern around the perimeter of the basement, the homeowner could rest assured with their new basement waterproofing. She wouldn’t have to worry about any wet basement problems anymore, and could enjoy using her now dry basement
Dearborn Heights, Mi Basement Waterproofed and Dehumidifier Installed
A Dearborn Heights, Mi homeowner was growing tired of water leaking into his basement from an unknown source. He'd been wanting to convert the space into a recreational room to relax in after long work hours for a while. However, constant water damage and general wet basement problems prevented him from reaching his goal at every turn. He needed a specialist in basement waterproofing near Dearborn Heights. A coworker of theirs who had previous work done, put him in touch with HomeSpec BasementFix.   HomeSpec had Elon Williams meet with this homeowner. After a brief introduction, Elon heard out the list of concerns the homeowner had, before describing what he would be looking for as part of his investigation into the cause of these leaks. Once the inspection was concluded, Elon was able to report that he had found evidence of water coming through the walls from multiple locations and cracks behind the drywall and along the edges of the floor as well. He also determined the current gutter wasn't directing waterflow correctly, and was most like dumping water too close to the windows or letting it seep in.   Elon proposed installing the WaterGuard piping system and extending their drainage system by 50 ft to handle the water coming through. However, he noted that before anything else could be done, the current carpeting would have to be removed due to its repeated water damage and possibility of mold growth underneath.   Jon Davis was the head foreman tasked with implementing this plan. They began with removal of the wet carpet and disinfecting the area to create a safer work and living environment alike. NexusPro crack repair sealant was used on the cracks, a specially engineered silicone-based sealant with high durability. This sealant proves to be unlike others by being UV resistant, meaning it won't bubble, crack or dry. The next step was to install the WaterGuard drainage system, which would intercept water at the perimeter of the basement and drain it unseen safely away. A customizable solution, that works with all types of foundations while being a non-clogging alternative to other piping systems.   Once these solutions were in place, the team also rerouted the gutter downspouts over the back fence and buried the extensions for a clean finish. Finally, to ensure the space would be comfortable for the owner's desired recreational dreams, a SaniDry Sedona dehumidifier was installed as a last touch. A small, yet powerful dehumidifier that eliminates damp, musty odors in the basement by drying and filtering the air, considered to be the world's most powerful dehumidifier for its size, while also being small enough to be used as a crawl space dehumidifier as needed.   The homeowner was excited by the finished job, and the prospect of being able to functionally use his newly waterproofed basement for his leisure. Not only that, but his coworker’s referral saved him money on the final cost.
Couple in Dearborn Heights, MI has WaterGuard and TripleSafe Installed in Their Basement to Protect Against Water Damage
A couple in Dearborn Heights, MI had recently been noting a persistent flow of water through a floor-to-wall junction in their basement. Although it had caused no damage to their belongings yet, the vertical cracks in the walls prompted them to address the issue once and for all. As they had been planning to move closer to their daughters in the next five years, they wanted this issue taken care of as soon as possible. After asking around for advice, they were directed to us at HomeSpec as the best fit for the project.    Upon contacting us, we scheduled a visit with one of our experienced Project Managers who carefully inspected their basement and recommended a custom solution for the couple. The WaterGuard Drainage System and the TripleSafe Sump Pump would be the best course of action to prevent damage from occurring in the future and solve their current problem of water leaking into the basement.   The WaterGuard Drainage System, is a product installed on the foundation footing, which keeps it away from the "mud zone," ensuring debris does not clog the drainage channel over time. The TripleSafe is a specialized sump pump with three separate pumps that provide multiple layers of protection against basement flooding and water infiltration. The first pump handles the standard pumping, the second assists the first with high volumes of water, and the third pump, equipped with a backup system, guarantees continuous functionality even during power outages.   Our crew arrived at the couples home and immediately began by installing the WaterGuard System. They started by excavating a shallow trench along the perimeter of the basement walls to create space for the WaterGuard and then removed the flooring to expose the foundation footing. The WaterGuard is then installed within the trench, secured firmly against the basement walls with special flanges to ensure water is directed away from the basement and into the sump pit. Its clog-resistant design ensured no debris would affect the drainage system for many years. Next, the TripleSafe Sump Pump was positioned in the sump pit, with the battery backup system set in place. Our crew then carefully resealed the trench, restoring the floor to its original state, leaving no visible trace of the installation, except for the added peace of mind it brought to the couple.   Upon completing the installation, our crew tested the systems to ensure they were working together properly and took extra time to explain to the couple how to maintain and monitor the system in the future. They could now plan their move with the reassurance that their basement was protected from water damage.

Heavy Rains Cause Basement Leaks in Dearborn, MI
This homeowner in Dearborn, Michigan contacted HomeSpec because her basement leaked after the recent heavy rains. The water was coming from the bottom of the walls and the walls were constantly damp. This led to the paint on the walls bubbling and efflorescence on the blocks (loss of lime salt).  The homeowner wanted an interior French Drain System installed, which is exactly what they needed. With the drainage system installed around the perimeter of the basement, it would capture water before it leaks into the basement. We also installed a Vapor Barrier to the walls to block moisture and water vapor from intruding, and instead direct it into the drainage system.
