A homeowner in Flat Rock, MI had been experiencing a persistent water leak through their egress in the basement, causing their floors to constantly be wet and the ground around their home to be inadequate. Additionally, they had noticed their gutter downspouts were not up to the standard of the rest of their home, resulting in poor water drainage around the foundation. They inspected the egress area and identified where the cracks and openings were most prominent that allowed water to accumulate around the basement. After careful examination, he determined that a high-pressure urethane crack injection would be the most effective solution for this family.   To begin the process of sealing the egress leak, our crew prepared the affected areas. They cleaned the cracks with a high pressure water jet, ensuring there was no debris that could hinder the effectiveness of the injection. The High Pressure Urethane Crack Injection is specially formulated to penetrate deeply into the cracks, creating a strong, watertight seal. The high-pressure application ensures that the urethane mixture filled every nook and cranny, leaving no room for water to accumulate. Having successfully addressed the basement, our crew turned their attention to the next aspect of the project—the gutter downspouts. The solution was to install new downspout extensions to ensure the smooth flow of water away from the home.    WIth the homeowners basement now fully waterproofed and the cracks sealed, they could rest easier knowing they wouldn't have to worry about egress leakage for many years to come.

  A long time homeowner in Brownstown Township, MI had been struggling with cracks in their foundation for a number of years; with their life getting busier, they never had time to fully address the root of the problem, which was their settling foundation. They knew a bandage on a symptom wouldn't address the problem overall, so they were happy with the long-term solution.

A couple bought their Trenton, MI home in 2022. The homeowners learned that the previous owner had covered the outside crawl space access when they added a new pavement driveway. This sparked the couple’s curiosity about installing a new crawl space access and getting an assessment of the crawl space after so much time had passed. They called HomeSpec Waterproofing and Foundation Repair for a free estimate. The senior project manager, Chris, went out to the home and explored the perimeter. He identified where the most beneficial location to install the new access would be based on the surroundings of the house. Chris shared with the homeowners that he believed the best place would be in the back of the house and recommended installing an EverLast™ crawl space door. This would create a seal so pests and critters could not enter the crawl space through the new access. Once the access was created and a door was installed, then a project manager would be able to go into the crawl space and inspect it properly. Recently, we received a call from a homeowner in Trenton, MI who was experiencing water seepage in their basement. They had told us the water was a murky brown color and was seeping through the wall, running down and collecting at the bottom of the floor. The homeowner also informed us that there was no visible crack in the wall, which made it challenging to determine the source of the water leakage. Upon receiving this information, we sent one of our Project Managers to the homeowner's location to assess the situation and determine the most appropriate basement waterproofing solution. When he arrived, he inspected the basement and confirmed that the water was seeping through the wall, which was made of poured concrete. The homeowner further revealed that the area where the water was entering was unfinished, which made it even more susceptible to water damage. To address this, our Project Manager recommended installing the WaterGuard system, a state-of-the-art waterproofing solution that is designed to capture water seepage before it reaches the basement floor. In addition to the WaterGuard, he also recommended the installation of the SuperSump Plus sump pump system. The SuperSump Plus is a high-performance sump pump that is designed to keep basements dry and free from water damage.  The WaterGuard was first installed along the perimeter of the basement, beneath the floor, which collects any water that seeps through the wall or floor and drains it to a sump pump. Then the SuperSump sump pump was installed and connected to the drainage system to ensure no more water could enter through the walls.  The homeowner was delighted with our services and expressed their gratitude for our prompt and efficient response. They were also pleased to know that the basement was now protected from any water damage and could be finished whenever they were ready without any worries.

After hearing their point of view and developing an understanding of what they wanted, Dave began a thorough basement inspection to detail the problem and determine the base steps towards a proper solution. He outlined that the best way to handle these problems was to tackle the bowing wall first, add additional support to stabilize and repair the foundation walls, as well as integrate a new drainage system to divert possible leaks from the walls.                                               The best combination for this job was determined to be the use of Carbon Armor and WaterGuard. Using carbon fiber-reinforced polymers that are many times stronger than steel, yet flexible enough to contour to bowing basement walls. This system prevents the wall from leaning in at the top and moving further inward, with straps adhered with powerful epoxy resin.                                   WaterGuard is a customizable piping system engineered specifically to solve basement water problems without worry of clogging. WaterGuard has a special wall flange that creates space between the floor and wall, allowing wall seepage to drain away seamlessly to the designated basin, where the crew would reinstall the functional sump pump.             The combination of these two systems helped to waterproof this family's basement as well as permanently stabilize their foundation walls.
