A homeowner in Troy, MI reached out to HomeSpec Waterproofing and Foundation Repair after struggling with the effects of their crawl space and foundation. There was trouble closing doors and windows and cracks appeared in the drywall. A musty smell was also permeating the home. After reaching out for help, one of HomeSpec’s senior project managers, Zach, went to the home to conduct a free inspection. The homeowner accompanied Zach into the crawl space where they quickly became concerned. They were shocked to discover the main beam was tilted and only had two over-used wooden posts supporting it.
Zach took detailed notes of the condition and measurements so he could develop a repair plan with the homeowner. He proposed that HomeSpec install SmartJack® support posts along the main beam as well as an additional supplemental beam. After supporting the home, then the crew would be able to encapsulate the crawl space using a CleanSpace® vapor barrier to combat the musty smells from returning. The homeowner agreed to this repair plan and was happy when the project was completed.
These homeowners were experiencing a strong, musty smell wafting throughout their home. They did a Google search and saw that it could be coming from underneath the home. That's when they checked their crawl space and indeed, it was very damp.
Our team encapsulated the crawl space and installed a dehumidifier to solve this problem. The dehumidifier will control the moisture and prevent mold from growing. The smell was ultimately eliminated and the homeowners were happy with their new dry crawl space!
Robert L. in Commerce Township, Michigan contacted HomeSpec because he was suffering from sagging floors above his crawl space and knew it meant he had a structural problem below. There were also cracks in the upper level as well as the floor separating from the floor boards, which are all signs of settlement issues.
Foreman Jon Lont was able to resolve these issues by installing a new supplemental beam with 5 SmartJack Support Posts. These galvanized steel posts stabilize the crawl space by holding the weight of the structure and lifting the floors above back to their original height – effectively eliminating the sagging floors.
This homeowner in Shelby Township, MI wanted to have their crawl space encapsulated in order to preserve the area and keep it dry from any moisture. The CleanSpace Encapsulation System worked perfectly for this homeowner, ensuring that no humidity or musty odors could impact the living areas above.
A home in Macomb, MI was on the market so the current homeowner could move closer to family. Unfortunately, one accepted offer was rescinded after a home inspector found moisture and mold in the crawl space. The homeowner did not want to risk this happening again and decided to have the crawl space repaired. They called HomeSpec Waterproofing and Foundation Repair for a free inspection and estimate.
Zach, a senior project manager for HomeSpec, did his own inspection so the crew would be properly prepared if the homeowner decided to move forward with the company. He saw the mold and moisture issues previously pointed out and investigated the scope of the damage. Zach then created a repair plan and brought it to the homeowner for consideration. He recommended using Mold-X2 to prevent mold growth before installing products to prevent moisture. These products would be the SmartPipe™ perimeter drainage pipe and CleanSpace® encapsulation. The homeowner agreed to this course of action. The HomeSpec crew that installed this project was led by foreman Jon. The homeowner was very happy with the final results!
