A longtime homeowner of Pleasant Ridge, MI had plans to renovate their home that was built in 1924. They were finally ready to take action and address the aging property, but understood the first step in renovating the home was to ensure all of the floors in the living space were all level. After the homeowner had been made aware of the current situation, our Project Manager recommended a solution that would restore this homeowners peace of mind and allow them to complete renovations without any hassle.The first step in addressing sagging floors in the living space is to replace the traditional support posts that are likely damaged due to high humidity and the age of the home. The use of SmartJack crawlspace support jacks can successfully level the floors back to their original positions. The support jacks are a permanent solution because of their ability to be adjusted year-round with little or no trouble to meet the requirements of the home. A homeowner in Center Line, MI was noticing a problem in their basement bathroom, and increasingly it was beginning to cause them concern. The rest of the basement was unfinished, providing ample space for damage if the issue was left unaddressed. Determined to find a fix, they reached out to their neighbor, who had previously experienced a similar problem and recommended us as the best fit for the project.    During the initial consultation with the homeowner, they explained to our Project Manager that although the bathroom was finished with drywall, the issue had become more severe as the water had managed to seep beneath the floor. They were certain there was a vertical crack behind the bathroom wall, which was likely contributing to the water leakage. To address their concerns, our Project Manager came up with a comprehensive solution for this homeowner that involved installing the WaterGuard Drainage System and the Carbon Armor Wall System.    The first step was to address the source of the water infiltration. Our crew began by excavating a narrow trench along the perimeter of the basement, directly adjacent to the leaking bathroom. This trench allowed them to install the WaterGuard at an angle that would drain the collected water through a channel directly to the sump pump. Once the WaterGuard was in place, they turned their attention to reinforcing the foundation walls. To address the crack behind the wall, our crew installed the Carbon Armor wall system. This consisted of applying the Carbon Armor strips directly onto the cracked area, securing them with a high-strength epoxy. The carbon fiber provides immense structural support, further reinforcing the existing structure.    Once the Project was complete, the homeowner was grateful to have their peace of mind restored and a dry bathroom in their basement.

Rod Hole Repair in South Lyon, MI
This homeowner is a previous customer who was happy with the work we did fixing a crack in his basement. He contacted us again about some rod holes that were leaking and needed to be fixed.  HomeSpec repaired the leaky rod holes, which is a common issue in basements. They are actually created when the foundation wall is built. Steel rods are passed through the concrete forms from one side to the other to hold the forms together, then later removed, leaving holes that are susceptible to leaking.

A water meter outside the home was leaking, which was then getting into the house through the crack. The crack was leaking so badly that it was pouring water when our crew arrived to fix it. After the high volumes of rain we experienced in the summer of 2021, this homeowner in South Lyon, Michigan contacted HomeSpec about waterproofing her basement. The basement had been continuously flooding after bad storms, and even leaking after light rains. The homeowners wanted to finish the basement and put a bedroom down there, but couldn't do that until they knew their basement could stay dry.  This is where HomeSpec came in to help. Foreman Travis Dutch and his crew installed a waterproofing system that would allow the homeowners to finally finish their basement. This included a perimeter drainage system put in below the floor to capture water before it could leak into the basement. Then a sump pump was connected to it so the water could be pumped away from the home. Lastly, we installed our faux-wood flooring since it looks great and can't be damaged by water (it's made of inorganic materials).  Not only did the basement look great at the end of the installation, but the waterproofing system kept the basement dry even during heavy rains and severe storms - which means the homeowners were able to finish their basement and add the bedroom!
