Southfield, Mi Wet Basement Water Leaks Solved with Simple Crack Repair Injection
A Southfield, Michigan resident had a leaky basement wall that was letting water through during heavy rains. It appeared to be coming in where the wall and floor meet in her partially finished basement, along the concrete foundation. They needed to find a basement crack repair and waterproofing contractor to take a closer look and determine how best to address the situation. We sent our project manager Mark as our representative of choice. Mark closely listened to the homeowners concerns and guided her through his inspection process to make sure there was a mutual understanding of each step as he investigated the possible causes and extent of the water damage. Thankfully, it appeared the main cause to be the aforementioned crack itself, meaning more involved basement waterproofing would be recommended in the future, but not required.   Our crew was able to quickly fill and address the crack with a high-pressure urethane crack injection. This seals the crack and prevents water from leaking through. The process is quick, easy, and permanent. It was such a fluid process with immediate results that the homeowner was surprised by the simple solution to a problem that had been haunting this home with wet basement problems for weeks.
Mildew and Mold Growth in Basement Leads to Homeowners in Southfield, MI to Install the Carbon Fiber Power Grid and Urethane Crack Injection to Prevent Further Leaks
A homeowner in Southfield, MI had noticed that mildew and mold growth around their basement window was starting to affect their quality of life. Upon closer inspection, they realized the seal around the window was improperly installed and allowed water to seep through, causing damage to the surrounding walls and floors as well as fostering a breeding ground for mold. This homeowner understood that if they left it unchecked, this could lead to more serious issues such as flooding, structural damage, and even health hazards for their family due to prolonged mold exposure. Determined to be proactive and prevent further damage, they decided to seek professional help. After some research, they came across our company, which specialized in basement waterproofing and had a reputation for delivering quality solutions. When our Project Manager arrived, he assessed the situation and provided a free detailed inspection of the basement. Upon completion, he recommended two solutions for this homeowner: the Carbon Fiber Power Grid and the High Powered Urethane Crack Injection. The Carbon Fiber Power Grid to reinforce the foundation walls and help prevent future cracks and bowing and the High Powered Urethane Crack Injection, on the other hand, to seal any existing cracks and prevent water from seeping through. The homeowner was more than impressed with the recommendations and knowledge of our Project Manager and was eager to have both systems installed in the basement as soon as possible. Our crew got to work by starting with the Carbon Fiber Power Grid. They cleaned the foundation walls and applied a layer of epoxy to create a surface that the Carbon Fiber would adhere to. Then they installed the Carbon Fiber strips vertically, covering the entire length of the foundation walls. Finally, they applied a final layer of epoxy to seal the strips in place and ensure a solid bond that would prevent any moisture from seeping through. Next, our crew tackled the cracks in the basement with the High Powered Urethane Crack Injection. They first identified all the cracks in the walls and floors and drilled small holes at intervals along each crack, then they injected the High Powered Urethane Crack Injection into the holes, filling the cracks and sealing them shut. This method ensured that the sealant reached deep into the cracks, creating an impermeable seal that would flex with the walls as they moved. Once both systems were installed, the homeowner was delighted with the results. They were impressed with our crew's attention to detail and the thoroughness of their work. These solutions provided a preemptive and preventative approach to protect their home and their family from water damage and mold growth. The installation process was quick and efficient, leaving them with a basement that was now fully protected and free from any future issues.
Underground Downspout Extensions Protect Southfield, MI House
A couple had recently moved into a home in Southfield, MI. Their home inspector told them that they would need to divert water away from the house’s foundation and were recommended to do so by using downspout extensions. These homeowners were already having their roof re-done and decided it would be the perfect time to work on their gutters after the roof was completed.   The couple found HomeSpec Waterproofing & Foundation Repair for their drainage concerns. HomeSpec’s inspector David K. visited the home so the company could fully understand what the home required. He determined that HomeSpec could replace the gutters and install the downspout extensions; however, he recommended underground downspouts to get the water further than the current extensions. David also proposed investing in a SaniDry Sedona Dehumidifier. The homeowners agreed with these repairs and scheduled to have a crew come out to the house to get started.   Foreman Rick G. headed the team for this project. They installed 11 in total of the 15-foot underground downspout extensions around the exterior of the house. While the house may have had extended downspouts in place already, they were not discharging water far enough from the home. This allowed water to seep into the backfill and put pressure on the foundation walls. The purpose of using underground extensions was to have pipes that run beneath the soil and discharge above ground a greater distance away from the house. Because the water is released in a spot where the soil is more compact, it allows less water to make its way back toward the house. This significantly decreases the pressure and possibility of leaks. The couple was satisfied with the work and happy to know that they had taken precautions to protect their home.
Wall and Floor Waterproofing in Warren, MI
A homeowner in Warren, MI heard about their neighbor's basement problems such as leaky walls and pooling on the floor. Their own home was experiencing similar issues and they were struggling to keep their items safe from water damage. This homeowner asked their neighbor for the information of the company they used and called HomeSpec Waterproofing and Foundation.   HomeSpec’s inspector, Elon, went out to the house to evaluate how severe the situation was. Upon inspection, he recommended an interior drainage system using WaterGuard®, a sump pump like the TripleSafe™ Sump Pump System, a sump pump discharge with freeze protection, and CleanSpace® wall vapor barrier. After further discussion with the homeowner, Elon also recommended waterproof flooring ThermalDry® Elite Plank Flooring in the color Dark Walnut. The homeowner approved all of these ideas and HomeSpec scheduled their teams.   To get this basement in shape quickly, within only a few days, HomeSpec sent multiple teams led by Foremen Vernon and Brandon. They were able to work both inside and outside of the house in an efficient manner and guide the homeowner through their projects. These solutions allowed any water that tried to leak into the bathroom to be redirected out of the home, prevent it from freezing, and give the basement a dry, clean surface along the walls and floor. The homeowner was very pleased with the results and left a five-star rating.
Homeowner has Sagging Floors Fixed with SmartJack Support System in Warren, MI
After recently purchasing their new home in Warren, MI, this family was experiencing a soft spot in the middle of their hallway get progressively worse. After doing some digging into the possible causes, they came to the conclusion that the previous homeowners had water damage that was not properly addressed. More specifically, the water damage to the support posts was causing the mold in the crawlspace to affect the air quality in the home. Wanting to permanently fix the issue, and retain the property's value when it comes time to sell, they reached out to HomeSpec BasementFix for a solution.Sagging floors in a home can be annoying to live with, and combined with the mold in the air, it becomes a problem that can quickly compound into other issues for this family. When Zach, one of our experienced Project Managers, was introduced to the homeowners, he immediately noticed the toll this was taking on them. Wanting to solve this as soon as possible for the family so they could return to their normal lives, Zach recommended The SmartJack Support System to raise the floor back to its original level, and the SaniDry Sedona Dehumidifier to purify and keep the mold out of the crawl space for good. When the support posts under the floors of your home can no longer support the weight of the daily traffic over them, they begin to weaken and sag. Water damage speeds this process up and introduces mold into the air, which leads to many adverse health problems. The SmartJack Support System is ideal for this family because the corrosion-resistant steel jacks are placed on a base of engineered fill in order to support the floors above without the fear of them sinking. The next step in this crawl space repair was to install the SaniDry Sedona Dehumidifier to keep the crawl space dry and the air coming through fresh. After the support posts were replaced, and the air coming into the home noticeably fresher, these homeowners were pleased to have a weight taken off their shoulders and ready to enjoy the new floors.

Finished Farmington Hills, MI Basement Water Damage After Bad Storm
A heavy rainfall hit Michigan last week, and many people suffered from flooded basements. It raised many concerns for people, including how to prevent this from happening again.  Bob M. from Farmington Hills, Michigan reached out to HomeSpec for this very reason. His finished basement flooded after the storm. His carpet was completely saturated, and needed to be torn up. He was determined to find the root of the problem and permanently waterproof the basement.  This is done by installing a WaterGuard Drainage System below the floor and around the perimeter of the basement. This waterproofs the space by collecting water from the walls, the floor/wall joint, and under the floor slab before it leaks into the basement. This water is then directed to the sump pump so it can be funneled away from the home.  Some people prefer their basement walls to be excavated and waterproofed from the outside, which also works in stopping water intrusion.
